When a Crack Starts Following the Blocks
Foundation cracks do not always run in a straight line. Stair-step cracks in foundation walls travel across horizontal and vertical mortar joints, creating a stepped pattern through the masonry. That pattern can provide useful clues about where movement is occurring and how different parts of the wall are responding.
Finding one does not tell you exactly what caused the movement or how serious it is. The location of the crack, changes over time, displacement in the masonry, and condition of the surrounding foundation all need to be considered together.
What Causes Stair-Step Cracks in Block Foundations?
A concrete block foundation is built from individual masonry units connected by mortar joints. When one area of the foundation moves differently from another, separation can follow those joints and create the familiar stair-step pattern.
One possible cause is differential settlement, which occurs when parts of a foundation settle by different amounts. Because the foundation wall is supported by the footing below it, movement at that level can become visible higher on the wall as cracking through the mortar joints.
